Overland Development Group LLC ("ODG") focuses on value-added and opportunistic real estate development opportunities in urban centers throughout New England and the Eastern Seaboard. These areas are characterized by:
- Barriers to entry (scarce land availability, zoning restrictions, neighborhood resistance);
- Comparatively affluent exurbs; and
- Significant cultural and educational institutions.
ODG develops projects in urban centers where housing demand is strong and supply is both difficult and time-consuming to bring on-line. As a consequence, these urban centers typically experience a housing inventory deficit that either maintains or enhances price levels through real estate cycles.
ODG also focuses on the acquisition of land in addition to the purchase of existing structures with value-added opportunities. Land and structures are typically acquired through private sales, purchases of underlying debt and the public disposition process.
Projects range from $15 - $50 Million total project costs, with typical loan-to-values of 75-80%, resulting in equity requirements on a per project basis of $3 - $10 Million.
